The combination of retaining both street patterns and view lines unique to this site results in a site plan which has great permeability both physically and visually. Water and mountain views are available throughout the plan at all levels. People are drawn into and through the intricate but clear pathways, to parks, shops, and the waterside prominade.
The building form has two distinctive zones -the lower podium levels and the tall elegant towers above. The tops of the podium levels are treated as an archipelago of islands, each with different themes; roof top bars, tea houses, massage parlours, pools and landscaping. These spaces float above the real street life below. They form an idealised way of life separate to reality -an alternate reality. It is an exclusive alternate reality semi-public /semi-private. These “islands” are linked with bridges so people can go island hoping as they choose.
